Protect Your Floors With a Fresh Maintenance Coat
The finish on your floor is a wear layer. It takes the traffic so the wood underneath doesn’t, and it thins out over the years until spills and scratches start reaching the boards themselves. A maintenance coat, also called a screen and recoat, is the fix. We lightly abrade that worn top layer with a fine mesh screen and lay a fresh protective coat over it. The wear layer is back, the floor looks like itself again, and the work is done dust-free with very little disruption to the house.
Professional Hardwood Floor Cleaning Before Recoating
A new coat is only as good as whatever sits under it. Everyday living leaves a film on a floor. Some of it is cooking oil, some of it pet dander, and a lot of it is residue from whatever cleaner has been used over the years. Mopping doesn’t take that off. Coat over the top of it and the finish never bonds properly, and a year or two later it starts to peel.
So the deep clean comes first, every time. Commercial extractors, wood-safe solutions, and enough time spent on it to get the embedded grime and the contaminants out. Then the coat goes on, bonds the way it should, and lasts.
Signs Your Hardwood Floors Need a Maintenance Coat
There’s a window for this. Recoat inside it and you skip the refinish entirely. Four ways to tell you’re in it:
The Haze
The floor reads dull or cloudy even right after it's been cleaned.
Scratching in the Finish
Fine scratches from dog nails and sliding chairs show up when the light hits, but none of them have cut through to bare wood.
High-Traffic Fade
The hallway and the entry have gone noticeably more matte than the corners of the room.
The Water Drop Test
Put a few drops of water on the floor and watch them. Beading means the finish is still doing its job. If the drops flatten out and start to sink in, the wear layer is nearly gone and a recoat is due now, before the water reaches the wood.
What You Get
-
Dust-Free Process: The equipment captures the dust as we go, so you’re not cleaning up behind us.
-
Appearance: The shine comes back without anyone sanding your floors down.
-
Longer Floor Life: Keeping a coat on the floor means the wood underneath never takes the wear, which pushes a refinish or a replacement much further out.
-
Real Protection: A fresh coat stands up to scuffs and spills the way a worn one can’t.
-
Eco-Friendly Options: Low-VOC products, so the house stays livable while we work.
-
One Day, Lower Cost: Most jobs are done in a day, at a fraction of what a full refinish runs.
Hardwood Maintenance Coat Costs in Spokane
You get the number before we start. A maintenance coat skips the labor-heavy part of the job, which is where most of the cost in a refinish sits.
| Service Type | Average Spokane Cost | Time to Complete | Dust & Disruption |
|---|---|---|---|
| Maintenance Coat (Screen & Recoat) | 1 Day | None (No sanding mess) | |
| Full Sand & Refinish | 3–5 Days | Low (Dustless system) |
Note: Actual estimates depend on total square footage, room layouts, and the current condition of your existing finish.
Our Hardwood Maintenance Coat Process
Four steps, and you can walk on your floors lightly after about 24 hours:
Initial Consultation
We check the condition of the finish and confirm a recoat is the right call.

The deep clean, so the new coat has something to bond to.
Maintenance Coat Application
The coat goes on evenly, with commercial equipment.
Final Inspection
We check the finish over with you before we pack up.
Complete Hardwood Flooring Solutions For Every Stage Of Your Floor's Life
Installation, ongoing maintenance, dustless refinishing. We look after a floor from the day it goes down to the day it needs taking back to bare wood.
When Recoating Is NOT Enough
A recoat only touches the finish. Anything that has reached the wood itself is out of its range.
If any of these sound familiar, you’re likely looking at a Full Sand & Refinish instead:
-
Deep Scratches or Gouges: The scratch has gone through the finish and you can see bare wood.
-
Gray or Black Traffic Lanes: The finish is gone in those spots and the bare wood is oxidizing and taking on dirt.
-
Water Stains or Warping: Cupped boards and dark pet stains only come out with sanding.

What Our Customers Say About Us
Frequently Asked Questions
A screen and recoat is significantly less than a full sand and refinish because it's faster, uses less material, and skips sanding to bare wood. Exact pricing depends on square footage and floor condition, so we give you a free estimate, but for floors caught at the right time it's the most budget-friendly way to protect them.
